What Is an Advance Payment in Construction?

An advance payment is a sum the employer pays the contractor before work is carried out, usually to fund mobilisation and early purchases. The contract normally requires a guarantee for it and recovers it in instalments, by deductions from later interim payments, until it is fully repaid.

Why advances are paid

Mobilisation, site setup and early material orders cost money before the contractor has any work to certify. An advance eases that cash-flow gap. Some contracts also allow material advances, paid against materials delivered to site or ordered for the works.

How an advance is secured and recovered

Contract terms differ, but a typical structure has these parts:

  • The contractor provides an advance payment guarantee from a bank or insurer before receiving the advance.
  • The advance is stated as an amount or a percentage of the contract price.
  • Recovery starts at a point defined in the contract, then a fixed percentage or instalment is deducted from each interim payment.
  • The guarantee value can reduce as the advance is repaid.

Advance payment versus retention

An advance moves money towards the contractor early and is clawed back later. Retention holds money back from the contractor and releases it later. Both appear as lines on the payment certificate, so each must be tracked separately to avoid errors in the net amount due.

Advances on Gulf projects

An advance payment, often called a mobilisation advance, is common in Gulf contracts, usually against an advance payment guarantee. The percentage, the recovery start and the guarantee terms are set in the contract data or particular conditions and vary by employer, so confirm them for each project.

How Arkan handles advance payments

The Finance module has an Advanced Payments page for configuring upfront payments and linking them to payment requests.

  • Create an advanced payment as a fixed amount or a percentage, with an optional instalment schedule.
  • Optionally link BOQ items to the advance.
  • In the payment request wizard, link advanced payments and set recovery amounts for mobilisation and material advances.
  • Once an advanced payment is posted it cannot be deleted, so verify the details first.

Frequently asked questions

What is an advance payment guarantee?

It is a guarantee issued by a bank or insurer that protects the employer if the contractor does not repay or earn the advance. It is usually required before the advance is paid.

How is an advance payment recovered?

Through deductions from later interim payments, at the rate or instalments set in the contract, until the full amount has been repaid.

Is an advance payment the same as a mobilisation advance?

Often yes. Mobilisation advance is the common name when the advance is meant to fund site setup and early costs, though a contract may call it by another name.
