About This Calculator
The BOQ Template is a simple bill of quantities table that runs in your browser. List each item of work with its unit, quantity and rate; the tool multiplies quantity by rate for every line, adds the lines into a subtotal, applies the VAT rate you enter and gives the total. You can download the table as a CSV file that opens in Excel. It is a layout and arithmetic aid: it does not contain rates or prescribe a method of measurement.
Formula
Amount = Quantity × Rate
Subtotal = Σ Amounts (all lines)
VAT = Subtotal × VAT% ÷ 100
Total = Subtotal + VAT
Worked example
Inputs
- Item 1: blockwork, 450 m² at a rate of 60
- Item 2: plaster, 900.5 m² at a rate of 22.25
- VAT: 5%
Steps
- Item 1 amount = 450 × 60 = 27,000.00
- Item 2 amount = 900.5 × 22.25 = 20,036.13 (rounded to 2 decimals)
- Subtotal = 27,000.00 + 20,036.13 = 47,036.13
- VAT = 47,036.13 × 5 ÷ 100 = 2,351.81
Result: Total = 49,387.94
Assumptions and limits
- Rates are whatever you type: the tool contains no price data.
- No method of measurement is applied. Measure and describe items as your contract requires.
- Each amount is rounded to 2 decimals before the lines are added.
- Blank, negative or invalid quantities, rates and VAT are treated as zero.
- Your table is not saved on a server. Download the CSV or copy the link to the calculation to keep it.

Frequently Asked Questions
What is a bill of quantities (BOQ)?
A bill of quantities (BOQ) is a list of the items of work in a project with their units and quantities, so contractors can price the same scope. Each priced line is quantity × rate, and the lines add up to the tender total.
How do I calculate the amount for a BOQ line?
Amount = quantity × unit rate. For example, 450 m² of blockwork at a rate of 60 per m² gives 450 × 60 = 27,000. The template does this for every row and adds the amounts into the subtotal.
Can I use this template in Excel?
Yes. Use Download CSV to get a file that Excel opens. The tool does not store your table on a server, so download the file (or copy the link to the calculation) before you close the page.
Which method of measurement does it follow?
None. The template only multiplies quantities by rates and adds them up. Measure and describe the items as your contract requires, using the method of measurement it names.
How is VAT handled?
You enter the VAT percentage and the tool applies it to the subtotal. Set the rate that applies to your project and check it against the contract and current tax rules.
